Buyer's Home Inspections

This this our most popular service. Before the purchase of your home, we will come out and inspect the home on YOUR behalf. Remember, we work for you, the homeowner. Usually within 24 hours, you will receive a detailed report with pictures showing you areas to be adressed. This service includes the following:

* Exterior: roof, siding, windows, doors, landscaping, walkways, sidewalks, driveways, chimneys, retaining walls, garages and utility service delivery, porches, decks and patios.  

* Interior: All the bathrooms, and kitchen. All bedrooms, living rooms, basement, study etc.  All faucets, sinks, drains, electrical outlets and panels, insulation levels, windows, door, floors, foreplaces, furnaces and central A/C, exterior doors, cabinets, post, pillers. Gas lines,  plumbing lines and we check for gas leaks and do a carbon monoxide test on all gas lines.

Termite Inspection

For a small fee, House Whisperer LLC will include a wood destroying insect inspection. This inspection will look for current or past infestations.

Radon Testing

Radon testing is the only way to know if you and your family are at risk from radon. EPA and the Surgeon General recommend testing all homes below the third floor for radon. Radon inspections are normally performed in conjunction with a pre-purchase home inspection.


Pre-Listing (Seller's) Inspections

This type of inspection is usually performed by a seller before a property is listed for sale. The property owner will perform a Seller's Inspection to determine what damage or other problems exist with a property in order to determine factors such as fair market value, discount values, or any pre-listing expenditure necessary to increase the value and desirability of the property.

Construction Inspection

Homeownwers need a reliable, independent verification of construction work done by a contractor. At House Whisperer we will inspect any construction work done for workmanship and conformity to manufacturer specification. Here are some of the contruction inspections homeowners typically call us for:  Roofs, plumbing, eclectrical, decks, basements, additions, kitchens and baths. 

Periodic Maintenance Inspections

This type of inspection is performed every two years to assure the health of your family and the safety of your real estate investment. Periodic Maintenance Inspections are necessary to assure the integrity of your structure in-between storms and droughts, to check the building's integrity that may compromised by cracked beams or foundations, to visually inspect for wood-destroying insects, and more. Any of these situations can contribute to decrease home value or pose a physical risk to your family if not identified in time.


New Construction (Builder) Inspections

This type of inspection is usually performed immediately after your new home has been built and is considered "ready" for occupancy by the builder and appropriate legal authorities (such as a zoning or code inspector).

Warranty Inspections

This type of inspection is performed prior to the expiration of your home warranty. It is used to take advantage of the features and benefits of your home warranty to assure that necessary repairs guaranteed under your warranty are executed should a damage or problems be discovered.

Investigative Inspections

This type of inspection is most-often used when a homeowner feels that a problem may exist. For example, you may want to engage in an Investigative Inspection after a severe storm, if you experience and odd smell in your home that cannot be identified, or if you notice unusual pest and insect activity. In many cases, Investigative Inspections can help homeowners to catch problems before they become an expensive or irreversible liability.

Thermal Imaging Scan

With a thermal imaging camera, we can see far more then a naked eye can see. Previously what took destructive testing (like ripping out walls) can now often be seen with a thermal imaging camera and a trained profesional to interpret the results. 

We can also scan the outside of your home and look for energy loss. Where are you loosing your heat? Where is cold air entering your home? These and other questions can be answered by a thermal scan.
